The homeowner had water staining the drywall beneath three south-facing windows every summer since 2019. Sliding Glass Door Replacement: Stuck Rollers in Parkland Isles

This Parkland Isles door hadn’t rolled smoothly since 2017, and the homeowner was using a broom handle to keep it closed. Our survey found the original 1990s aluminum frame had galvanic corrosion where it contacted the concrete sill, and the insulated glass unit had failed at the edge seal, showing 40% fogging. We specified a CWS Series 600 impact-rated slider with a 2-1/4-inch frame depth, stainless steel tandem rollers rated for 400 pounds, and low-E laminated glass with a 0.27 U-factor. The written price included jamb extension to match the 5-1/2-inch wall thickness and a new brushed nickel handle set. The door glides on one finger now. Energy-Efficient Window Upgrade: West-Facing Heat Gain in Terramar

The Terramar homeowner’s FPL bill hit $487 in August 2023, and the west-facing master bedroom was unusable after 2 p.m. We used a thermal imaging camera on our survey and found 18-degree temperature differential at the window surface, confirming failed argon fill and missing low-E coating on the original 2006 clear-glass units. We specified ECO Window Systems vinyl double-hungs with SolarZone Elite triple-layer low-E, argon fill, and composite reinforcement for the 72-inch-wide picture window. The written scope noted the 0.25 U-factor and 0.19 SHGC we were targeting. We also replaced the rotted wood brickmold with PVC-coated composite and sealed with Tremco 830. Custom Geometric Window: Gable End in Pine Tree Estates

A Pine Tree Estates homeowner had lived with plywood over their gable for eleven months after a tropical storm peeled the flashing off a poorly installed triangle window. Our survey found the original rough opening was out of square by 3/8 inch and the header was undersized for the span. We brought in a structural engineer to specify the LVL reinforcement, then ordered a custom trapezoid from PGT with laminated impact glass, factory-applied dark bronze anodized finish, and a copper pan flashing we fabricated on site to match the 8:12 roof pitch. Impact Garage Door Installation: Non-Rated Panel in Parkland Golf & Country Club

The Parkland Golf & Country Club homeowner’s garage door was original to the 2004 build, a single-layer non-impact panel with no wind load sticker and a bottom seal that had hardened into a wedge shape. After Hurricane Ian, their HOA issued a compliance notice requiring impact-rated garage doors for all street-facing units. Our survey documented the 16-by-7-foot opening, the 2-inch headroom, and the torsion spring assembly that was past its 10,000-cycle rating. We specified a ViewLux impact-rated door with 24-gauge steel, reinforced track, heavy-duty 14-gauge hinges, and an integrated bottom astragal rated for 140 mph wind speed. The written scope included spring replacement, new vinyl jambs, and permit submission to Broward County. The photo record shows the wind load sticker we photographed for the HOA compliance file.

Front Entry Door Replacement: Delaminating Fiberglass in Meadow Run

A Meadow Run homeowner’s front door had delaminated so badly the fiberglass skin was separating from the frame core, and the multipoint lock had failed at two of three points. Our survey found the composite jamb was actually untreated wood that had rotted behind the brickmold, and the threshold was pitched toward the interior, explaining the cupped hardwood inside. We specified a Therma-Tru Classic-Craft canvas collection door with a real wood-grain surface, a rot-proof composite jamb system, an adjustable composite threshold with a dam and cap, and Baldwin multipoint hardware in aged bronze. The written price included sidelite resealing, new brickmold in PVC, and a satin nickel viewer. The photo record shows the sloped sill pan we installed beneath the threshold, lapped over the weather-resistive barrier. The lock engages all three points with one lift of the lever.
